For residential properties that require non-structural work or non-residential properties where change of use to residential is allowed within prior approval or permitted development rights. No significant alterations to any of the load bearing structure or changes to the overall covered area of the property are permitted.

LOAN: £350k - £5m

LTV: Up to 75%

LTP: Up to 90%

TERM: Up to 12 months

INTEREST: Retained, Part-Serviced, Serviced or can be rolled if refurb costs are lender-funded

RATES: From 0.65% pm for self-funded & 0.75% pm for lender-funded

ARRANGEMENT FEE: 2% of Gross facility

EXIT FEE: Nil

VALUATION & LEGAL FEES: Market rate

Works

Following works by qualified trades people may be permitted within our Refurb Light facility:

  • Installation of new windows & doors – FENSA approved where applicable
  • Installation of new central heating system (including boiler)
  • Re-wiring
  • Re-plastering of internal walls and wall coverings
  • Superficial repairs to external walls, driveways etc
  • Installation of new kitchen and bathrooms
  • Removal of non-load bearing walls
  • Installation of new floors / floor coverings
  • Installation of new roof coverings
  • General painting and decorating
  • General improvements to / landscaping of gardens.
